The ideal maintenance department should first be able to keep buildings operating smoothly and efficiently with minimal need for "crisis" maintenance by having a strong preventative maintenance program.

Of course, crises will always occur, especially as buildings age. Therefore, a second function of the maintenance department must be to respond to such crises both swiftly and economically. Still another function is that of remodeling, usually requested by school principals.

In summary, the three functions of the maintenance department are prevention, crisis response and remodeling.
